Our Agreement with You
- Order Acceptance: We will confirm our acceptance of your order upon your agreement to our “terms of service” on our website, payment made securely through our online portal, and a confirmation email from Land Registry Direct. This establishes a contract between us. Please note all correspondence from Land Registry Direct will be emailed from an official enquiries@landregsitry.com the company will not be held responsible for any correspondence outside this email box. - Conditions When Order Cannot be Accepted: We may not accept your order in cases such as being under 16 years old, resource limitations, unsatisfactory credit references, eligibility issues, suspected fraudulent or criminal activities, errors in service pricing or descriptions, or inability to meet specified deadlines.
Your Right to Modify Orders

Your Rights to Terminate the Contract
- Cancellation Policy: The right to cancel is lost if the service is fully performed within the cancellation period. The cancellation period is 14 days from the date of the order. Refund Policy
Refund Guidelines for Land Registry Direct
This document should be read alongside our standard Service Terms and Conditions. All terms defined here have the same meanings as given in our main Terms and Conditions.
Cancelling Your Contract
- Circumstances for Contract Termination: If you choose to terminate the contract for reasons listed from under clause 1.1, the contract ceases immediately. We will issue a full refund for any undelivered products. The reasons include:
- Changes in products or terms that you disagree with (refer to clause 5.2 in the Terms);
- If your order cannot be fulfilled due to reasons beyond our control, the search fee will be refunded but our service fee is non refundable.
- Potential significant delays in product delivery due to external events;
- Suspension of product delivery for technical reasons for more than two weeks;
- Your legal entitlement to end the contract due to our breach.
- Consumer Change of Mind: Under the Consumer Contracts Regulations 2013, for most online purchases, you have the right to change your mind within 14 days. This is detailed further in our terms.
- Limitations on Changing Your Mind: The right to change your mind is not applicable once we start processing the services or after completion, even within the cancellation period.
1.4 Change of Mind Timeframe: You have 14 days from our order acceptance confirmation email to change your mind about service purchases. If services begin or complete within this period, your right to change your mind is forfeited. If cancellation occurs after we’ve started the services, you must compensate us for the portion of the services provided until cancellation.
1.5. All of the above is subject to clause 8 of the terms and conditions.
1.6 Contract Termination When We’re Not at Fault:
(a) You can still end the contract before completion even if we’re not at fault and you haven’t changed your mind (see clause 8 of the Terms), but you might owe us compensation.
(b) A service contract is considered complete once we have delivered the services and received payment. Contact us to end a contract under these circumstances.
(c) The contract will end immediately upon your notification. We will refund any amounts paid for unprovided services, less a reasonable compensation for costs incurred due to the contract termination.
Your Legal Rights – A Summary
2.1 Legal Duty of Conformity: We are legally obligated to supply products that conform to this contract. Your key legal rights regarding product conformity are outlined below. These terms do not affect your statutory rights.
2.2 Rights and Exceptions: For comprehensive details on your rights, visit the Citizens Advice website www.adviceguide.org.uk. The Consumer Rights Act 2015 includes:
(a) The right to request service repetition or fixes, or a partial refund if we can’t rectify the issue;
(b) Payment must be reasonable if not pre-agreed;
(c) Services must be performed within a reasonable timeframe if not pre-agreed.
2.3 Refer to Clause 1.2 for Change of Mind Rights.
How to End the Contract
3.1 Notifying Us: To terminate your contract with us, contact our customer service as outlined on https://landregsitry.com/ or simply email enquires@landregsitry.com. Please provide your order details, contact information, and address.
3.2 Refund Process: Refunds, including delivery costs, will be issued through the original payment method. Note, deductions might be applied as outlined below.
3.3 Deductions for Change of Mind: For change of mind cases, the cost of the search is non-refundable but the service may be refunded if the service has not already been rendered. No refunds are issued for terminations due to breach of Terms or other reasons.
3.3.1 Document fees are refundable, but search fees are not. This applies even if no registrations are found.
3.3.2 Fees for SMS, postage, Super-Fast Track, and Fast Track services are non-refundable.
3.4 Refund Timing: Refunds are processed promptly, subject to an administrative fee to cover our processing costs. Please note refunds are not processed during public holidays and we are not held responsible for delays in refunds due to these days.
3.5 Duplicate Orders: Partial refunds are possible for duplicate orders placed and reported within 2 hours of each other, outside this timeframe, refund rights are void.
